Council building regulations completion certificates
Missing a building regulations completion certificate? We'll search your council and the schemes.
Extensions, loft conversions and structural alterations need council building control sign-off. We check your council's online register within 1 working day and request the official completion certificate — or check the public register only to protect indemnity insurance.

How it works
Certificates for work on your home are held by different schemes, depending on who did the work and when. We do the legwork across all of them.
Tell us the address
Pick your property and tick what you know is needed, or ask us to check everything.
We search every register
Within 1 working day we email your first findings: what exists for your home, who holds it, and what to do about anything missing. Council records take longer, and we send those as they arrive.
You get the copies
We order the official copies. Each register sends its copy, usually within 1 to 15 working days, and you download them from your order page.

Questions
What does "no record, no fee" mean?
If we can't find any of the records you asked about, we refund your £79 in full. Most registers let us search for free. If one charges us to search, we'll tell you before we use it, and only that fee would be kept back.
How long does it take?
FENSA, CERTASS, Gas Safe, NICEIC, ELECSA and the EPC register can be searched online, so you'll have our first findings by email within 1 working day of ordering. Council building control, NAPIT (without a certificate number) and MCS answer by request instead: we ask them the same day, and they usually reply within 5 to 15 working days. Some councils take longer, and we'll tell you if yours does. We send you updated findings as each reply comes in.
Copies then come from each register in their own time: Gas Safe usually emails them within a day or two, and FENSA can take up to 15 working days. We pass each one on as soon as it arrives.
Can a solicitor, estate agent or executor order on someone's behalf?
Yes. Choose "For a client or estate" in Step 3 to add your name, firm and matter reference. Findings, copies and a printable disbursement receipt are sent to your email address. If you want us to check the council's online public register without contacting the council directly (for example, while considering Building Regulations indemnity insurance), tick that option in Step 2. See For professionals for partner and client-discount links.
Do you provide annual Landlord Gas Safety (CP12) or 5-year EICR inspections?
No. We retrieve existing Building Regulations installation and completion certificates (such as a new boiler notification, FENSA window certificate, Part P electrical installation certificate, MCS certificate or council completion certificate) plus the property's EPC. Annual landlord gas safety checks and periodic EICRs require a fresh visit from a registered engineer.
Can't I order these myself?
Yes. Each scheme lets homeowners request copies directly, and you're welcome to do that. We save you working out which schemes apply to your home, filling in each one's forms and paying each fee, and chasing your council for building control records.
What if a certificate doesn't exist?
We'll tell you plainly, and explain the usual options: asking the original installer to register the work, applying to your council for a regularisation certificate, or asking your solicitor about indemnity insurance.
Where do you cover?
Homes in England and Wales, where these schemes and building control records apply. We can't currently help with properties in Scotland or Northern Ireland.
Can I cancel?
Yes. You can cancel within 14 days by emailing us or using our cancellation form. Because we start straight away at your request, we'll refund you less the value of work already done and any register fees already paid. Once the search is finished and your copies are ordered, the service is complete. See our terms.
