Replacement CERTASS window and door certificates
CERTASS is one of the largest government-authorised Competent Person Schemes in the UK for replacement windows, roof lights and external glazed doors. When a CERTASS-registered installer fits replacement windows or doors in England or Wales, they notify the installation through CERTASS so a Building Regulations Compliance Certificate is issued for the property.
When selling a house, the Law Society's TA6 Property Information Form asks at Question 5.1(a) and 5.2(c) for the Building Regulations compliance certificate for any replacement windows or doors fitted since 1 April 2002. A CERTASS certificate satisfies that requirement in exactly the same way as a FENSA certificate.
How we find and replace your CERTASS certificate
FENSA, CERTASS or another government-authorised competent person scheme — or your local council's building control archive if the installer wasn't in a scheme.
- The catch: Unless you know which scheme the window company belonged to at the time, you have to search multiple registers and your council separately, and each scheme charges its own replacement fee.
- What we do: We search FENSA, CERTASS and your council's online register in one go, report back within 1 working day, and include the official replacement certificate in your £79 fee.
- Turnaround: First findings within 1 working day; official copy ordered the same day.
- Worth knowing: Window company guarantees are separate from the Building Regulations compliance certificate — buyers' solicitors almost always ask for the certificate itself.
Enter the property postcode at the top of this page to start your search. It's £79 per property including the official fees for up to 2 replacement copies, backed by our no record, no fee refund promise.
Questions about CERTASS certificates
Is a CERTASS certificate accepted by solicitors in the same way as FENSA?
Yes. Both CERTASS and FENSA are government-authorised Competent Person Schemes for replacement windows and doors under the Building Regulations. Buyers' solicitors and mortgage lenders accept a CERTASS Building Regulations Compliance Certificate on the TA6 form in exactly the same way as a FENSA certificate.
What if I'm not sure whether my installer used CERTASS or FENSA?
You don't need to know. Every window and door search we run checks both CERTASS and FENSA (as well as your local council's building control register) for your address.
What if no CERTASS or FENSA record exists for the windows?
If no record is held by CERTASS, FENSA or your council, we refund your £79 payment in full under our no record, no fee guarantee and explain the usual routes your solicitor can take: see selling a house with missing certificates.
